Did you know that the pre-construction phase is one of the most critical aspects of construction for commercial projects? As with most large projects, if you don’t have the organizational framework setup, things can quickly get out of hand. Commercial construction is no different; if you start without the planning done, you will quickly find that the process will become disorderly, and delays will occur. 

Set Your Priorities 

Before you break ground, it’s critical that your entire team is fully aware of what you’re doing and what you’ll be focusing on. Having your goals and priorities clearly set is critical, and the entire team should be aware of these. Take time to review the drawings and plans and evaluate them thoroughly. If there are any concerns or potential issues that may arise, now is the time to evaluate them.  

Know The Project Scope 

Along with ensuring that all of the plan drawings are prepared and submitted, pre-construction is the time to set the full scope of the work to be done. This can entail clarifying what materials will be used, vetting and planning for any subcontractors or specialists that may be needed, and even creating a full plan for what responsibilities go to which party – i.e., what the architect, contractor, and owner will each be doing. Taking the time to plan all of this can help create a far more cohesive budget and timeframe. 

Establish A Budget and Schedule  

By taking all of these pre-construction steps into account, you’ll be much better situated to creating a more realistic and cohesive budget and time plan. One of the biggest mistakes that people make while planning for construction is not to have a clear idea of what they’ll be doing, which leads to under budgeting. Additionally, when you have a clear and concise plan, you are better situated to set milestones and check-ins to reexamine the work.
