Keeping your restaurant construction running smoothly is a team effort between the business owner, contractor, and subcontractors.

So you’ve found the perfect restaurant contractor and have a basic plan or a design concept ready to go for your restaurant. Now, it’s time to start actually preparing for the physical restaurant construction. But there are still a few more things you should know before jumping straight into the construction process. Something that’s key for any restaurant owner is to keep some sort of schedule for your general restaurant contractor to work with. The following tips are some helpful ways to create a timeline for your restaurant construction so it will be completed in an organized and timely manner by your contractor and subcontractors. 

Analyze the Factors and Plan Ahead

As a future restaurant owner, you want to be as involved in the restaurant construction process as possible. While you won’t be doing anything involving manual labor or construction, you still can help to keep things on schedule as planned. Certain factors should always be emphasized in your planning process, like weather delay possibility, how complex you want the structure to be, and how many crew members there will be working at one time. All of these factors are something that the contractor will discuss with you to keep things running smoothly. Next, make sure to confirm with your general contractor about the basics of restaurant construction and set some deadlines. For example, make an exact date of when the construction plan markup must be completed by (a reasonable amount of time, of course). It can take months to complete the pre-construction requirements alone, so make sure to take an active role in the process to prevent disagreements or delays. 

Designs, Bids, and Permits

Each process involved in restaurant construction takes time. Designing your restaurant from the ground up will likely take around 4-6 weeks to complete. This is when a general contractor takes your concept and makes it into a reality. However, there are a lot of constraints, like budget, lot size, and legal requirements, that can put a delay in things. Secondly, there is the optional bidding process, which takes around two weeks. Lastly, obtaining a construction building permit can be tricky. This process can take three months or more.

Now that all these steps have been completed, it’s time to finally start the restaurant construction process. With a detailed schedule and all negotiations fulfilled, it’s now up to you and your restaurant contractor to create a beautiful new restaurant.
